Technology is so incredible. You might be sitting at your kitchen table in your pajamas right now, shopping for houses thousands of miles away. No, I can't see you. But I would like to meet you. I hope that you find my site www.CharmaineHomes.com and my company's site, www.WaddellRealtyCo.com so easy to use, informative and fun that you will want to meet me and give me the opportunity to answer your questions, give you a tour of this area and represent you in your next real estate transaction.
Why the two sites?
Our company has invested a lot of time and money into the company website and it has features that would be cost prohibitive for me to provide alone. On that site you can see every home available in the Greater Columbus area and you can map them. I can show you any house you see on that website. It is an incredible tool for buyers that are searching and thinking about relocating to this area.
My site is more personal. It will highlight my personal listings, give you more in depth and up to date information about the Greater Columbus Area, Trends, etc. and it will allow you to get to know me better. As wonderful as technology is, I don't think it will replace the face to face human experience and I would like you to feel comfortable enough with me that you would email me or pick up the phone and call me. I look forward to meeting you when the time is right and you are ready to get serious about your next real estate adventure.

Buyers |

A home purchase is the most important decision you will make with the only exception being marriage and children. You can (and very likely will) have several homes during your life. Because it is such an important decision that can affect you financially, I recommend that you hire a professional to help you. There are a few things that I highly recommend. 1. Look for a REALTOR with designations (ABR, CRS, GRI). This means you are getting someone who has invested into their business and takes it very seriously. They have taken additional non required training in order to give you quality advise and service. 2. Go ahead and sign a Buyer Representation Agreement this assures that you have a REALTOR that will give you a higher level of service, avoids misunderstandings, creates an agency or fiduciary relationship that gives you a higher level of protection. There is always strength in a team and this ensures loyalty on both sides. 3. Find a REALTOR that will answer your questions and encourages you to ask questions and views the real estate transactions as a learning process. 4. I recommend you hire a FULL TIME agent so you get the highest level of professionalism and service. 5. Look for characteristics in your agent like strong negotiator, good listener, asks for your opinions, proactive, tenacity they will serve you well throughout the transaction. 6. Do not underestimate a sense of humor. Real estate transactions by nature are stressful. It is good to have someone on your side that can help you keep things in perspective and laugh and have fun, because it should be fun not frightening to buy a house. |

Unfortunately, you are not always in control of when you sell your home and so you need a REALTOR that can help you determine the best plan of action that is customized to your unique situation and circumstances. You need an agent that will give you personalized service and listen to your needs and be able to problem solve. And as painful as this may be, you need an agent that will tell you the Hard Honest Truth and help you prepare for the worst in some cases. I can't guarantee that I will sell your house for the amount that you would like to get or in the time frame that you would like it sold in. But I do guarantee that I will give you sound advise based on education, research, knowledge and experience. I guarantee that I will be honest and tell you what you need to hear so you can make the best possible decision for you and your family. I will not just put a sign in your yard and forget you. I will constantly look for new, creative and effective ways to market your home to get it sold for top dollar in a reasonable amount of time. I will stick to it until the job is done. I will not leave you alone when it gets rough. We will be a team working for the same goal...TO GET IT SOLD. |
